Settlement Housing Fund, Inc. (SHF) is a nonprofit organization which creates and sustains high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. SHF works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness. SHF currently owns approximately 1,700 units of affordable housing in 30 buildings, located in the Bronx, Manhattan, and Brooklyn, and is actively working to increase its pipeline.

SHF is seeking a Housing Development Associate to increase our internal capacity to develop additional affordable housing units in New York City. The HD Associate will report directly to SHF’s Director of Housing Development.
Projected Start Date: 2/15/16 (if student, may work part-time until graduation in May, case-by-case dependent)
 
Responsibilities:
The Housing Development Associate will be responsible for a variety of tasks including, but not limited to, the following:
  • Assist with all housing development activities:
  • Create project proformas, including sources/uses, development budget, tax credit analysis, cash flow projection;
  • Identify new development sites and assess project feasibility, including zoning, acquisition price, etc.;
  • Write detailed project descriptions that convey SHF’s vision, development team capacity and proposed financing structure;
  • Complete funding applications to private and public lenders and philanthropic partners, including tax credit applications; submit required due diligence information;
  • Coordinate the work of the development team for each project, including architect, contractor, attorney and other consultants; solicit bids/proposals for work, as needed;
  • Monitor project construction in coordination with contracted owner’s rep; attend progress meetings; oversee requisition process; prepare compliance paperwork;
  • Assist development team in preparing proposals for various city-owned sites;
  • Collaborate with other SHF departments, including Legal, Asset Management, and Marketing (Lease-Up);
  • Participate in special projects, including community development activities in SHF’s key neighborhoods.
 
Qualifications:
  • Bachelor’s degree; Master’s degree preferred;
  • 1-2 years of experience in affordable housing or real estate development, preferably in New York City;
  • Experience with financial modeling, including high proficiency with Excel. Basic computer skills (Word, Outlook); Strong organizational, financial, analytical, communication and writing skills;
  • Ability to work in a fast paced environment and complete multiple tasks with simultaneous deadlines;
  • Self-motivated and able to work independently and with a team; ability to work well with a variety of stakeholders;
  • Local travel (within walking distance of public transit).
